Our mold inspection services are divided up into two types

 Limited Mold Inspection and Testing – This includes a whole house visual inspection, moisture testing, the collection and lab fees for 5 samples.

Comprehensive Whole House Mold Inspection and Testing* (*Preferred Service)– This includes a whole house visual inspection, moisture testing and the collection and lab fees for 10 samples. The samples are collected in main rooms of the house including living areas, kitchen, bedrooms, bathrooms as well as attic and crawlspaces of the home, if needed.  This provides you with the most information on the current state of your entire home. We recommend this inspection service to ensure you have all the data to make the best decision for your home, health and family.

Visual Inspection

Our inspectors visually inspect your entire home, looking for signs of water damage or intrusion. Visual signs of water damage include bubbling paint, stains, discoloration on your walls or ceilings, swollen baseboards, or crown moulding, buckling/raised flooring, pooling water, dampness and/or a musty odor. If an area is found in your home to be suspect, our inspector will take samples and conduct moisture testing to get a better view of the areas of concern in your home.

Sample Collection

During the inspection, samples will be collect in areas of your home that are identified as "suspect" and require further investigation. If the visual inspection does not show any signs of damage, most samples collected will be air samples. Air samples identify the mold spores and debris count currently in your ambient air. Air sampling is key to discovering if a past problem existed or had been covered up. The visual inspection might not show signs of damage, but the air sampling can inform you if there were any improper repairs performed which caused airborne contamination in the home. 

Surface samples are collected in areas that show visual sign of contamination. The surface samples will confirm or deny the presence of mold in the outlined area(s). For example, if a window sill is showing discoloration, our inspectors will sample that area by either collecting a tape or swab and submitting to the independent laboratory for analysis. The results will inform you if there is mold growth present or not.

Our reporting is all-inclusive. We outline a detailed summary of the inspection including the visual inspection, sampling areas and laboratory report.
